We had 1 that the sellers paid for when we closed (in 2004) and we continued it when it came time to renew b/c right before the 1st ended our AC broke while we were out of town. We ended up getting a new unit for a $45 service call fee! Later that year they also fixed the washer. You're right, it is a nice thing to have!

Unfortunately, I let ours lapse & did not renew b/c Dh had gotten a huge paycut & we were looking for areas to save in. Of course, the water heater broke (thankfully Dh was able to fix himself) and the AC broke again. (must have put in a cheap one..ggrrr) It's working now, but not as well. And I kept praying our ancient stove would break so I could get a new for $45, but it never did. I bet it will now though! Ugh!

We've had them when we bought our used houses.
We've used it a few times and it definately has saved us money.
For our first house, we had to have our plumbing in the master bathroom fixed up.

For one of our rental homes, we had some plumbing that needed fixing, and the stove had to be replaced.
For one of our other rental homes, we have a gas fireplace that needed repairs as well and all of them were done with the warranty and were definately worth the cost of the yearly warrantly.

We usually just do it for one year when we buy a new home, but one of our homes we did extend the warranty because we knew other things were bound to go wrong soon.
